Determining a List Price
 
After hiring an Engel & Völkers Advisor then it is time to research the market and decide how much your home is worth. 
 
The list price, or asking price, is the amount a seller wants a buyer to pay for their home. There are a few factors that go into consideration when deciding this final number such as the state of the market in your area and the condition of your home.
 
A licensed advisor will show you comparables in your area that have recently sold, that are similar to your home to better help decide that final number. Your advisor will guide you through the numbers, but remember the final number is in your hands.
 
How Long It Will Be On The Market
 
Knowing how long your home will roughly be on the market will help set the right expectation for your home-selling journey. There are four key factors that play into this:
·Time on the Market: Depending on the market home sells within days of being listed, but if your home has been on the market for a while with no bids it might be time to revisit your selling strategy.
·Listed Price: Determining a reasonable price for your home in its current market can be a tricky process. You don't want to list for too high because you will miss out on a lot of buyers. On the flip side, you want to list too low and get less than you wanted for your home. Finding that sweet spot, which is a competitive list price will attract more buyers and offers.
·Current Market: Wheather it's a buyer's or seller's market can determine a lot when selling your home. In a buyer's market, there are plenty of homes for sale in every price range and area. Homes are priced within the range of similar homes. In a seller's market inventory is low. Properly priced homes generally sell within the first month of listing. If you have not received an offer within this time period, the price is too high.
·Home Appraisal: A home appraisal determines the market value of your home. If your home appraisal comes in much lower than the agreed-upon price between a buyer and seller, it could significantly slow down the process, but possibly end it altogether.

Closing & Beyond

It's closing time! One of the final steps is for the buyers to conduct a final walkthrough of the property. The purpose of a final walkthrough is for the buyers to make sure the property is in the same condition as when they first saw it and to assure all repairs that were supposed to be made are done. Before this is done make sure:

·Everything is removed from the home that isn't included in the sale

·Get the house cleaned

·Take the utilities out of your name

·Cancel your homeowner's insurance

·Update your mailing address

 

On the closing day you will sign all closing documents with a title company. After everything looks good, the lender will wire the buyer's loan amount to escrow. The sale of your home will be official once the grand deed is recorded in the county. Once this happens you will collect your proceeds by cashier's check or wire transfer.
